SUMMARY
No document is as important to a real estate transaction as the sales contract. The wording of the contract controls all of the terms of the closing.
Most contracts are drafted on the first form found in the drawer or on the shelf of an office supply store. Often a buyer pays extra expenses because he uses a form designed for a sellers benefit.
The minimum that a contract must contain to be legally enforceable is:
1. Identification of the parties
2. Description of the property
3. Clear terms of payment
4. Consideration (this is usually in the form of a check)**
5. Acceptance by all parties
A contract is an offer until it is accepted by all parties and acceptance conveyed to each party.
This offer is submitted to the agent of the seller and the seller and they may

Make a counter offer
** The deposit or earnest money (consideration) is generally placed in an escrow account.

Information about Orlando, Florida
Orlando, Florida, is Central Florida's most important city and one of the fastest-growing cities in the United States. Between 2000 and 2006, its population grew by more than 18 percent, from 185,000 to more than 220,000. Demographically, the city is relatively diverse, with more than a quarter of residents identifying as African-American and nearly 18 percent claiming Hispanic ancestry. Orlando is the heart of a larger metropolitan area that boasts a population of nearly 2 million.
Often called the theme park capital of the world, Orlando is home to attractions such as SeaWorld's aquatic theme park and the 43-square-mile Disney Theme Park complex, which includes Walt Disney World's Magic Kingdom, Epcot Center and Disney-MGM Studios. Economy
Orlando's economy is heavily dependent on tourism and on the convention industry. Many others come to Orlando each year to take part in conferences at the Orange County Convention Center, the second largest convention center in the country. Manufacturing is also important, with companies such as Lockheed-Martin operating production facilities in the area.
Higher Education
Orlando's metropolitan area is home to several institutions of higher learning. The University of Central Florida is the region's sole public four-year university and Florida's largest undergraduate-enrolling institution. Other schools and colleges in the area include Valencia Community College and private institutions such as Rollins College, the Asbury Theological Seminary and the Florida Institute of Technology in nearby Melbourne.

I have heard a lot of people talking about taking a vacation in Orlando. I went there once when I was a kid and again when I got older. I loved it there. There is so much to do and so much to see. If you were ever going to take a vacation, Orlando would be the place to go.
Orlando, not only has things for adult to do, but they are also very family oriented. I am a big kid myself so I am always looking for adventures that will give me the thrill of my life.
I am now going to list the ten most fun facts about Orlando and you should think about vacationing there next summer.
1.According to Carlson Wagonlit Travel’s 2006 Travel Trends Survey, Orlando is the second most popular domestic travel destination in the country (Las Vegas placed first).
2.Out of the estimated 50 million tourists who visit Orlando each year, over 2 million are international visitors, with the majority of foreign tourists coming from the United Kingdom.
3.There are now 20,000 to 25,000 rental properties in Central Florida, mostly located near the theme parks.
4.The official nickname of the city of Orlando is “The City Beautiful,” although it is also known as “O-Town.”
5.Ever wonder why there are so many Olive Gardens and Red Lobsters in town? Orlando is the corporate headquarters of Darden Restaurants, which also runs the Bahama Breeze, Smokey Bones, and Seasons 52 restaurants.
6.Even though few people outside of Florida knew where Orlando was before Walt Disney World opened in 1971, the city of Orlando had been around for more than century before that; it was incorporated in 1875.
7.Orlando is the county seat of Orange County, Florida, although the vast citrus groves for which the county was named no longer exist.
